Escrow is an arrangement by which a neutral third party receives and disburses money for the benefit of parties to a business transaction. Escrow protects parties to a transaction by holding funds in a secure escrow account, which funds are then only released when the terms of the agreement are satisfied. An attorney performing escrow is a neutral third party, and is not an attorney for any party to the transaction.
